An expert determined the leakage originated in the common property but was caused by the owner's renovations. The supervisor ruled that the condominium association is responsible for maintaining the common property and must carry out necessary repairs. If the association believes the owner is liable for the damage, it must pursue a separate legal action. This decision clarifies the distinction between liability for causing damage and responsibility for repairs, emphasizing that the supervisor cannot award damages but can order repairs.
